Joshua Stein, who practices commercial real estate law independently as Joshua Stein PLLC, is a member of the American College of Real Estate Lawyers. He handles a wide range of commercial real estate loans, ground leases, developments, purchases, sales, restructurings, space leases, and other transactions for purchasers, sellers, secured lenders, investors, borrowers, landlords, and tenants. These have involved virtually every type of real property in portfolio and single-asset transactions in New York and nationally.
Mr. Stein has been engaged as an expert witness, and as a court-appointed receiver, in real estate disputes. For the year ending in May 2006, he chaired the New York State Bar Association's Real Property Law Section, whose 5000 members include most real estate lawyers in New York. For five years before that, he chaired the Section's Commercial Leasing Committee. Since 1997, Mr. Stein has chaired Practising Law Institute's annual two-day seminar on commercial real estate finance. He speaks regularly before real estate industry and legal audiences.
He has published four books: Stein on New York Commercial Mortgage Transactions (LexisNexis 2006); A Practical Guide to Real Estate Practice (ALI-ABA 2001); Lender's Guide to Structuring and Closing Commercial Mortgage Loans (Mortgage Bankers Association 2004); and A Guide to Ground Leases (With Forms and Checklists) (ALI-ABA 2005). He edited and wrote much of the New York State Bar Association's two-volume treatise on Commercial Leasing (2004 – about to have a second edition in 2010) and has published more than 200 articles, checklists, and other materials on commercial real estate law and practice. As of mid-2010, LexisNexis is in the final stages of publishing his fifth book, on defaulted and distressed commercial real estate loans. Some of his articles have won awards, including a 2002 Burton Award recognizing clarity and simplicity in legal writing. Judge Richard Posner of the Seventh Circuit United States Court of Appeals cited one of his articles in 2010. Joshua is one of the leading nonacademic writers on commercial real estate law and practice in the United States.
